Have you visited the Guanacaste area lately? With the high season, new businesses and restaurants are opening and the Marina Flamingo is THE place to visit in town! This marina already existed since the 80´s but in 2004 it was closed due to environmental issues, a few years later, a foreign investment group with a community driven mindset settled in the area and acquired the rights for the development. This accomplishment was great news for the locals due to an increase of job opportunities and a more attractive investment site, since the closest marina was located in Papagayo Península.

About the NEW Marina Flamingo
With an earthy color façade, the Marina Flamingo welcomes you… the first stage (out of 3) from this millionaire investment offers 92 boat spaces from 45 to 125 feet, a 100 car space parking lot and there´s an upcoming 3 story building for more than 300 cars, more businesses, a rooftop pool and many amenities. Also, they are completely accessible for people with disabilities, offer four fuel dispensers, an onsite helipad, a desalination plant that supplies water to the marina and businesses offer sewage services for boats.
The NEW Marina Flamingo started operating in June 2022, they made a soft opening with a fishing tournament that included international teams. This upcoming February 2023, there will be an official inauguration ceremony with a probable complete occupation of the 17 commercial spaces that include seafood and meat restaurants, ice cream shop, apparel, marine equipment stores, golf cart rental service, legal services from CCA Abogados, BCT bank, and Hospital Metropolitano.
This development represents a job source for more than 120 people in the area, a mix of locals, professionals that have moved from the Greater Metropolitan area (San Jose, Costa Rica) and foreigners. Gabriela Quevedo´s relocation experience (CCA Abogados), mentioned an improvement in her new “working at the beach lifestyle”… To start, her stress level decreased since there’s less noise and traffic. Also the sleeping habits have changed, by waking up and sleeping earlier. Regarding weekend activities, she says “they´re varied, there’s always something to do like going to the beach, after work sunset, walking and going out with friends. “ As for nutrition, living in a warmer area makes the body ask for lighter and fresher food! And when it comes to dining in Guanacaste, Gabriela explained that prices are pretty much the same compared to San José, but quality and service are better!

The Marina Flamingo´s Commercial Manager, a young liberiano, Maximiliano Arata, granted us an all-access tour and we had the opportunity to talk about the things that makes this marina one of a kind in Costa Rica. First, it´s location makes it possible to be in one of Costa Rica’s most beautiful beaches, just a 5 minute walk and you can enjoy breathtaking views. Also, the proximity to Guanacaste International airport makes it more attractive for investment and convenient for foreigners that enjoy boating activities.
Arata also mentioned the Villa Residences at the Marina; these 40 long-term properties are available to rent during 6 months or a year, they are 1 – 3 bedrooms and can be your perfect holiday destination for a period of time if you wish to fly away from winter season.

The challenges for the Marina Flamingo
As mentioned before, the Marina´s location comes with a series of post pandemic and environmental challenges since it´s construction was during the Covid-19 peak and positioned where the mangrove meets the sea.
The investment group, along with the construction companies and government institutions, worked together in order to preserve and coexist. The Marina has beach cleaning campaigns along with the community and if you´re lucky enough (like we were), manta rays can be seen from the dock! In a pre-existing community, the stakeholders worked together to bring to life the best version of this type of project and they have succeeded by putting a daily effort.
Since the soft opening in 2022, there are more businesses operating and soon to be inaugurated, but the real challenge comes with the traffic generation along the Marina. There’s a high expectancy for the high tourist season and the upcoming inauguration activities as Max Arata mentioned. We are certain that this development is a game changer for Real Estate, since it has made the Gold Coast more attractive for investment, especially since it’s just 30 minutes away from gated communities like Hacienda Pinilla in Avellanas and Reserva Conchal. Also, much closer to Brasilito developments like Mar Vista and Catalina Cove. Just to mention, Tamarindo Real Estate´s office is 12 minutes away from the Marina at Paseo del Mar commercial center.
As for the Real Estate business, we hope the NEW Flamingo Marina Costa Rica will make the area more attractive and will be a driver for customers who are into the boating and fishing industry. In fact, our country gains popularity as a vacation and relocation destination, investing in a homesite or property in a gated community, ocean view parcel for luxury development or villa as a source of income, is something to have all in mind…

Vista Penca encompasses 52,857 sq meters (13 acres) and is a visible landmark from sea below. As the most prominent hilltop, closest to the beach, it delivers front row ocean-views, magical sunsets, and multi-hued afterglow night after night. During the day, the boats darting across the bay, diving pelicans and breaching whales, will provide mindful entertainment. There are more than 20 private building sites carefully laid out throughout and the owners have taken special care to preserve the indigenous trees, lining the access roads and building sites, enhancing privacy and a lush tropical setting for much of the year. As a result, Vista Penca is a haven for tropical birds and wild animals, including howler monkeys, coatis, and flocks of many different species of parrots; all of which make their home on the land.
The land is ideal for a private estate, a low-density enclave of luxury homes, a 5-star hotel or a mixed-use development option for the new owner. Municipal water and electricity are available, and extensive public road frontage allows for simplified segregation options. This property is an irreplaceable asset, that should be considered by investors seeking a world class private estate or development option along the coast of Guanacaste.
