THE DEVELOPMENT

Avemoana is a pristine gated community development project offering 29 unique homes strategically located near Playa Avellanas. 
The community will provide privacy and access to amazing beaches, world-class surfing, golf courses, horseback riding, mountain biking, tennis, pickleball, sport fishing, and much more.

A tropically designed commercial center will be located on the main road, providing additional services, shops, and amenities to the community and surrounding area. The community will offer two entrances, one for guests and one exclusive for owners, to provide better traffic flow and less congestion in the neighborhood during the peak tourist season.

3-BEDROOM HOMES

The three bedroom homes will be built with walls consisting of a mix of solid concrete, steel frame, glass, and traditional blockwork. The roof frame work will be timber-treated with trim deck steel roof sheeting. All construction practices and standards are at a level consistent with American building standards. All materials are sourced locally in Costa Rica.

Payment plan

• $15,000 USD reservation deposit
• $200,000 USD for titled land transferred to your name
• 40% of the remaining balance to start the construction of your house once permits are approved
• 40% of the remaining balance once the halfway mark has been reached on construction. (*the halfway point, meaning the house has reached a stage where the roof is on, the windows are in, and the house is weatherproof)
• On final inspection and completion of the home, the remaining 20% will be required

*Your $15000 USD deposit is fully refundable. It will be placed in a secure escrow account that can only be accessed once Avemoana has received all government and local municipality consents and approvals.
